Fireside Chat with CapRateCraig

A short and sweet update with what I've been up to and what I'm planning

TL;DR:

- What I’ve been up to
- Merch store relaunching next week (hopefully…)
- Where we’re going

Let’s switch it up for a second.

This edition of the CRE Country Club is going to be a little different. No long rants about resi agents or lease structures this time. Just a quick update on what I’ve been working on, and what I’m cooking up for the newsletter, the IG account, and this little community we’ve built.

So… WTF Have I Been Up To?

Honestly? It’s been hectic AF… and I’m not mad about it. I always tell people I’d rather be slammed with work than sitting around twiddling my thumbs and refreshing my inbox.

But lately, it’s been a glaring reminder that I need to get a tighter grip on my time. Between brokerage, personal life, and CapRateCraig duties, it feels like I’m sprinting on a treadmill with no emergency stop.

And I know I’m not the only one. Every broker I talk to says some version of the same thing: time management is a constant struggle. Just when you lock in a good routine, some deal blows it up.

This is an area where I’d love to get some community feedback on things that have worked for you! So please feel free to email me and let me know how you manage your day to day time.

That said…despite the chaos, I’ve been having more fun than ever with this brand.

This newsletter started as a creative outlet, and it still is. I’m still figuring out exactly what direction I want to take it, but the fact that you're here reading this means a lot. So thanks.

Let’s Talk Merch

After teasing the new 43,560 hoodie on X and IG, I’ve decided to bring the merch shop back. Expect a drop most likely next week.

I’m going for quality over quantity this time; seasonal items, fun ideas, and maybe even some collabs with other CRE pros who are building online communities. (Ugly holiday sweaters are 100% happening.)

If you want early access, drop your email here:

Newsletter subscribers will be the first to know when it drops.

What’s Cookin’?

A lot. But I’m trying to not fall into my usual trap of overcommitting and burning out. So here’s what’s in the lab:

🎥 More Videos

I’m sketching out a few video series ideas. Think real CRE content with a little less "talking head trying to sell you a coaching course" and a little more "this sh*t actually happens in deals."

🎙️ Maybe a Podcast… Maybe

Still wrestling with this one. The world doesn’t need another dude with a mic. But I’d love to create something that’s less "interview show" and more like a CRE-themed talk show, with input from the community.

🤝 Building the Community

This is the big one. I want to find more ways to bring CRE folks together; not in a cheesy, speed-networking kind of way. More like:

"You like this weird industry? I do too. Let’s shoot the sh*t and learn from each other."

No idea what that looks like yet, but it’s on my mind.

And What About Brokerage?

Still here.

I just passed my 10-year mark in CRE brokerage, and honestly, I still love this business… even when it’s insane. That part of my life isn’t going anywhere.

I’ll keep repping clients, touring buildings, and chasing down the next deal like the market isn’t sideways. Even when it definitely may be lol.

I’ll continue slinging leases and buildings to willing buyers at the current fair market price

I appreciate you all for taking the time to read this newsletter every week, and I’m excited to continue to drop one weekly. The community we’ve built across all the platforms is something that brings me a lot of joy, and I’m grateful for everyone who decides to tune in.

That’s all for now! I appreciate everyone who’s been part of this community across all the different social media platforms. My goal with this newsletter is to dive deeper into various aspects of the CRE industry, with a focus on the brokerage side. I aim to bring the same levity and reality to these insights as I’ve done with the memes.

If you have any input, feedback, or questions, feel free to reach out. The DMs, emails, and real-life connections have been some of the coolest experiences along this journey.
